What is the Design Build Approach?

The traditional project delivery method used by general contractors and architects is the design-bid-build process. This method of building a large home requires you to first find an architect and designer and pay them to create the plans and design. And this is all done without knowing the actual cost of building. Once the plans are complete, you as the homeowner are now responsible for finding qualified contractors to bid on the plans created and hope that they take the time to submit a competitive bid to give you a fair price.

In this case, the design and construction services are divided into separate units, separate contracts, and inevitably, separate orders. The owner must manage two separate contracts and provide liaison between the designer and contractor.
